Vipp Pavilion — a boutique retreat in New York

Vipp Pavilion is a boutique retreat located in upstate New York — a hybrid between a showroom for the Danish design brand Vipp and a typical Airbnb-style guest house that can be rented for a few days. The project was designed by the architecture studio Johnston Marklee.

The pavilion sits at the edge of a pond in the dense forests of Lumberland, about a two-hour drive northwest of Manhattan. The surrounding area features rivers, mountain streams, and woodlands, with the free-flowing Delaware River nearby.

Architecture of Vipp Pavilion

The building’s layout is based on two ellipses, whose shapes echo the contours of the adjacent pond. The exterior is finished in greige-toned plaster with two textures — smooth and ribbed. The structure intentionally stands out against the forest, while a green roof designed by landscape studio Larry Weaner Landscape Associates visually blends it into the surrounding nature.

The concept of the house can be described as “a stone in the water” — at first perceived as a monolithic volume, it gradually reveals its complex geometry.

Interiors of Vipp Pavilion

The interior is designed in an autumnal palette: warm browns are paired with muted, deep coniferous tones. Floor-to-ceiling panoramic glass doors open views onto the pond and surrounding meadows. Bedrooms feature built-in wardrobes made of sapele wood, while the bathroom is finished in rich ochre hues.

In essence, this is not just a rental property — it’s an immersive experience of living in a fully designed environment, where everything — from the trash bin to the kitchen — is created by a single brand, and the architecture is built around a specific landscape.

The history of the Vipp brand

The Danish brand Vipp began in 1939 in the town of Randers, where craftsman Holger Nielsen created a pedal-operated trash bin for his wife’s hair salon. Over time, this object became a standard in medical offices across Denmark and was produced at a local factory for more than 40 years.

In the 1990s, his daughter Jette Egelund, together with her children, continued the business, transforming the family production into an international design brand. Today, Vipp remains an independent company based in Copenhagen, expanding beyond its iconic bin into furniture, kitchens, lighting, and architectural projects.

A major recognition came when the Vipp bin was included in the collection of the Museum of Modern Art (MoMA) in New York.
